Due to Indiana's "Minimum Service Requirements", if there is an agent representing the buyer, then we are required by law to perform certain duties for you, including but not limited to, accepting and presenting offers to you, assisting you in contracts and negotiations, and attending closing with you. We will also be required to perform various processing tasks throughout the transaction, such as communicating with and passing on communication from the buyer agent, title company, lender, appraiser, inspectors, etc. To cover our time involved in all of this, there is an additional $350 fee due at closing. Again, this applies ONLY if there's a buyer agent involved in the transaction. If the buyer comes directly to you and there is no buyer agent, it's a FSBO transaction and none of this applies, as we won't be doing any of the aforementioned tasks. (Note: This fee is the same for ALL other sites - they just don't disclose it and you don't find out until AFTER they take your money and send you to me.)
